The new Sandwich Boardwalk is closer than ever to completion and could be open by later this spring. Construction officially kicked off this past summer, with plans to redesign and rebuild the boardwalk to make it more sustainable.
For more than 140 years, there’s been a boardwalk in <a href="https://www.coastalneighborhoods.com/sandwich/" title="sandwich real estate">Sandwich</a>, and it’s been rebuilt time and time again. According to the history books, there’s been some type of footbridge leading to the beach since at least the mid-1800s.
When that footbridge was destroyed by a storm in the late 1800s, the Sandwich Boardwalk was built in its place. A Sandwich resident funded its construction, which at the time cost $500.
At one time fish shacks lined the Boardwalk with the fresh catch of the day. Unfortunately, the weather has taken its toll on the old wooden boardwalk several times over the years, including in the early 1990s when Hurricane Bob took aim.
During that rebuilding process, local residents and businesses purchased engraved planks with their names and messages. The money gained from the sale of the planks went for future boardwalk maintenance needs.
In 2013, a blizzard partially destroyed the boardwalk once again, followed by more winter storm damage a few years later. At that time, the town made some temporary repairs to the boardwalk, knowing more was needed down the line to ensure the boardwalk would be safe and secure.
It’s expected the new boardwalk in Sandwich could last for at least 20 years and it likely won’t need as many repairs as its predecessor. The 1,300-foot-long Sandwich Boardwalk leads over a creek, then cuts through a marsh before ending on secluded Town Neck Beach, which overlooks the Bay.
At one time, National Geographic named the Sandwich Boardwalk one of the “Top 10 U.S. Boardwalks”. That’s thanks to its local popularity and its sweeping views. 2024-03-18T16:04:19-07:002024-03-18T16:30:36-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6913Five Things We Love About Living in Davis Square <img src="https://assets.site-static.com/userfiles/2998/image/davis_square_somerville.jpg" width="799" height="533" /><br /> Photo: <a href="https://www.flickr.com/photos/193316968@N06/" rel="nofollow”">Chris Rylcroft</a>
There are many things to appreciate about Davis Square, but we narrowed it down to just five things you’re sure to love about the <a href="https://www.coastalneighborhoods.com/somerville/" title="somerville real estate">Somerville</a> neighborhood.
Location
When it comes to its location, <a href="https://www.coastalneighborhoods.com/davis-square/" title="davis square real estate">Davis Square</a> has the advantage of easy access to the Red Line, plus it’s served by several bus lines, too. Found in West Somerville, Davis Square is close to several other great neighborhoods, plus it’s within a mile of Tufts University.
Outdoor recreation
If you’d rather experience the area on two wheels, you can do that too, thanks to the Somerville Community Path and Minuteman Bikeway. With access right behind the Davis T station, it’s easy to get out and enjoy biking, whether you’re using the path to get around, or for some recreation. People also commonly use the bikeway for skating and walking.
Restaurants & eateries
In terms of dining out, there are several great places to grab a bite to eat in Davis Square. From Italian fare to Latin American cuisine, dive bars and Irish pubs to an underground “speakeasy” and barbecue, you’ll find it all in Davis Square.
Shopping
You’ll also find some unique shops, including independently owned gift shops selling everything from jewelry and chocolates to housewares and clothing. As well, you’ll find shops selling things like comic books and toys in the neighborhood, too.
Arts & Culture
In terms of arts and culture, Davis Square has that, too. The neighborhood hosts ArtBeat, which is one of the city’s largest festivals. Held in July, the event brings in live music and dance, crafts, food vendors, and more. The Somerville Theatre in Davis Square is part of a building that was constructed in the early 1900s. There’s also the HONK! Festival, which brings in live bands from around the country and world for a three-day festival and parade.2024-03-14T07:45:46-07:002024-03-14T07:55:28-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6895Mira Brings Sleek City Living to Eastie <img src="https://assets.site-static.com/userfiles/2998/image/mira_rendering_600.jpg" width="600" height="338" />
Brand-new options for city living are available in Eastie, where select units are selling in the sleek new Mira condo building. The six-story building is home to around 60 new residences in a variety of floorplans.
Buyers at Mira can choose from a one-, two-, or even three-bedroom condo. Select units include a private balcony or private roof deck for outdoor space.

As for the shared amenities at Mira, new residents have access to a club room and private meeting room, a fitness center, and bicycle storage. The pet-friendly building also offers a communal roof deck, garage parking, some EV charging stations, additional storage options, and a dog wash.
<a href="https://www.coastalneighborhoods.com/mira/" title="mira condos for sale">Mira</a> additionally provides space for its own on-site art gallery, plus the ground floor of the building offers some commercial space. The stylish new Mira building sits in East Boston, positioning residents close to local restaurants and cultural opportunities.

A one-bedroom/one-bath unit in the building was recently listed with upwards of 700 square feet of living space. There have also been several two-bedroom/two-bath units listed. They range from around 900 square feet of living space to sometimes 1,000 square feet of living space.
The largest unit recently listed on the market is a three-bedroom/2.5-bath unit with around 1,400 square feet of living space. Recently sold units in the building range from around 660 square feet of living space to around 1,200 square feet of living space.2024-03-11T11:33:27-07:002024-03-11T11:41:00-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6891Iconic Casino Wharf Residences Offer Waterfront Living <img src="https://assets.site-static.com/userfiles/2998/image/casino_wharf_residences_from_beach.jpg" width="600" height="400" />
Overlooking sweeping views of Vineyard Sound, the iconic Casino Wharf Residences provide the opportunity for waterfront living at its best. Not only are residents of Casino Wharf rewarded with an oceanfront lifestyle, but also private beach access on Cape Cod.
Found in Falmouth, the condo property was originally built in the mid 2000s and remains popular today. In all, there are less than 10 residences in the three-story building, which also houses a two-story restaurant.
Although the current building was constructed in the 2000s, the site once served as home to a late 19th century casino, which burned down shortly after the turn-of-the-century. Visitors were known to use the nearby boardwalk for strolls and utilized the pier for cruises.
The property was rebuilt, and over the years it served as home to a nightclub, shops, a movie theater, a post office, and more. When plans emerged for new condos at the site, some locals resisted the effort.
Still, a new building was eventually constructed. The new property was then sold to another developer just a few years ago with the idea of selling off some of the individual condo units to buyers and investors.
Three of those condos are currently showing availability on-line. The most recently listed on the market at <a href="https://www.coastalneighborhoods.com/casino-wharf/" title="casino wharf condos for sale">Casino Wharf</a> includes one-bedroom and 1.5-baths. This is a 1,500 square foot residence, however other floorplans at Casino Wharf appear to range from a one-bedroom condo to a three-bedroom condo.
The most recent listing describes some outdoor space, and the main living space of the unit is shown to open up directly to a terrace with water views. Because of the building’s overall location, it makes for an ideal spot to spend some time enjoying the natural beauty and charm of Cape Cod.
The building additionally features assigned, under-building parking. HOA fees are collected on a monthly basis for trash, snow removal, and maintenance.2024-03-08T13:53:08-07:002024-03-08T13:59:28-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6858Cape Cod Beach Grass Comes From… A Farm?<img src="https://assets.site-static.com/userfiles/2998/image/brooks_road_beach_harwich_port_600.jpg" width="600" height="400" />
Sure, you’ve probably heard of Cape Cod’s famous cranberry bogs, but there’s something else that’s being specifically grown in the region, and this one may surprise you. While it may stand to reason the beach grass grows naturally, in <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate">Cape Cod</a>, much of it comes from a farm.
To help combat beach erosion, a type of beach grass called Cape American beach grass is locally grown. It’s not a new idea. Beach grass has been planted for hundreds of years in efforts to stabilize sand dunes and stop erosion.
When beach grass is tall enough, it catches sand. After time, this forms a dune, which helps prevent coastline flooding, and in turn, erosion.
While beach grass has the ability to grow tall, it’s anchored by deep roots that stretch up to 20 feet beneath the sand in search of water, thereby providing even more stability to keep the sand from moving. If enough beach grass grows on a sand bar, it can help the land mass grow even larger by trapping sand and sediments.
Some private property owners on Cape Cod are known to plant their own beach grass to help prevent erosion and protect their own private property. Not only that, but beach grass also provides a habitat for shorebirds and other wildlife.
One well-known place that specializes in growing beach grass and installing it is Cape Cod Organic Farm in Barnstable. It’s been grown there for decades, and beach grass accounts for about half of the farm’s total production.
The farm installs its product in towns all across Cape Cod, and it sells it to other parts of New England, too. Beach erosion is a real threat on Cape Cod.
Beach erosion not only moves the sand but reshapes the shoreline. The Nauset Light Preservation Society estimates the Atlantic side of Cape Cod has an average natural erosion rate of close to four feet per year.2024-03-02T15:56:35-07:002024-03-08T11:16:40-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:684514 West is Chock-Full of Amenities <img src="https://assets.site-static.com/userfiles/2998/image/14_west_rendering.jpg" width="800" height="480" />
On-site amenities are certainly desirable, and you’ll find plenty of great options to choose from living at The Residences at 14 West. This full-service complex in South Boston offers a common roof deck with views of the city and the waterfront, a gym with weights and Peloton bikes, 24-hour concierge and security services, and valet parking.
The ground level of the building includes a restaurant, which tacks on in-residence dining possibilities. There are also some additional services available living in the pet-friendly building too, such as dog walking, cleaning, and dry-cleaning drop-off and pick-up services.
As well, the building offers a full-time doorman, a bicycle room, an elevator, and a barbecue area. The mid-rise building includes your choice of around 50 condominium homes.
Recent units put on the market have included a two-bedroom/two-bath with around 1,000 square feet of living space and a private deck. The light-filled unit features a chef’s kitchen with island seating, floor-to-ceiling windows, upgraded countertops, and designer appliances.
There is also a recently listed two-bedroom that is even larger than that. This unit offers around 1,400 square feet of living space and includes some private outdoor space. Previously sold units in the building have ranged from a one-bedroom to a spacious four-bedroom duplex loft with upwards of 2,400 square feet of living space and sweeping 20-foot ceilings.
This unit also includes a private balcony, a kitchen island with a wine fridge, wood floors, and double-height windows for allowing an influx of natural light into the home. The units additionally include the convenience of in-unit laundry.
While on-site dining is available, just steps from the building you’ll find even more options to choose from. The newer construction building sits in South Boston, positioning residences close to the waterfront, and offering an easy commute into downtown. Tens of thousands of drivers are said to utilize the Bourne Rotary every year, and now it seems the heavily utilized traffic circle is in for an upgrade. The Massachusetts Department of Transportation has earmarked $1.8 million for a project to enhance the circle, thereby improving safety and traffic flow in the near future.
It’s expected the project will kick off later this spring. Plans include what the state is referring to as minor widening, restriping, and better signage to direct traffic.
Plans also show some rumble strips will be added to help keep drivers in their lanes, and some new landscaping will be added, too. The redesign should mean that drivers who don’t need to utilize the entire circle will be able to stay in certain lanes while traveling through it, hopefully cutting back on congestion and the risk of accidents.
Around a decade ago a report by the Cape Cod Commission identified the traffic circle as a “high-crash location”. The Bourne Rotary was first designed around the time of the Depression.
While travelers use it all year, most of the cars and drivers are said to come during the busy summer months. Still, the circle is often backed up during the morning rush hour with people heading to work, school buses, big delivery trucks, and more.
The upgrade to Bourne Rotary will likely begin in March and not finish until November. There is some good news, however, for those worried about more backups. Most of the work will be performed at night and it won’t be performed during the busy summer months.
The traffic circle sits just to the south of the Bourne Bridge, and is commonly known for its interior landscaping, which spells out “<a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate">Cape Cod</a>”. Future maintenance work on the nearby bridge, which spans the Cape Cod Canal, isn’t expected to happen before 2025.2024-02-25T10:47:36-07:002024-02-25T11:10:38-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6821Central on Broadway Offers Luxury and Your Own Private Outdoor Space <img src="https://assets.site-static.com/userfiles/2998/image/central_on_broadway.jpg" width="600" height="361" />

It provides some of the best views of Cape Cod today, but Scargo Tower in Dennis has quite a history of its own. In fact, it’s hardly the first tower that’s stood at the site, but the current one is the longest lasting.
Originally built as a tourist observatory by the Tobey family in the 1800s, the old wooden tower on Scargo Hill was reportedly constructed as a way to draw in tourists to the Nobscussett hotel. At the time, the hotel was also owned by the Tobey family.
While the hotel made it to the early 1930s, the original Scargo Tower didn’t last nearly as long. A strong storm destroyed it just two years after it went up.
When a new tower was constructed of wood in the same spot, it too didn’t last. This time, the tower caught on fire and burned around the turn-of-the-century.
Flashforward just one year, and a new, cobblestone tower opened up on the same site. It’s the same tower that stands today on the mid-Cape’s highest hill and serves as a memorial of sorts to the Tobey family.
A plaque dedicated in their honor is located above the tower’s entrance. Some reports suggest ancestors of the Tobey family first settled in the <a href="https://www.coastalneighborhoods.com/dennis/" title="dennis real estate">Dennis</a> area as early as the late 1600s.
The 30-foot tower provides views as far west as <a href="https://www.coastalneighborhoods.com/plymouth/" title="plymouth real estate">Plymouth</a>, and as far north as <a href="https://www.coastalneighborhoods.com/provincetown/" title="provincetown real estate">Provincetown</a>. It’s said you can also see Sagamore Bridge from the top of Scargo Tower.
About five years ago, the tower was closed for maintenance, but has since reopened. Visiting hours are determined by the Town of Dennis, which owns and operates the tower today.
When you visit, know that the climb to the top is about 40 steps. You’ll find Scargo Tower off Scargo Hill Road in Dennis, which is to the south of Scargo Lake.2024-02-18T13:21:33-07:002024-02-18T13:56:58-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6788Vantage Point is South Boston’s Newest Luxury Building <img src="https://assets.site-static.com/userfiles/2998/image/vantage_point_rendering.jpg" width="600" height="400" />
Just steps away from shopping, dining, and nightlife, South Boston’s newest luxury building ticks off all the boxes for upscale buyers. Vantage Point is home to just 30 luxury residences, including two- and three-bedroom layouts.

The condos also come with marble countertops and shaker cabinetry. As well, units in the mid-rise building come with the convenience of in-unit laundry, plus many of the residences have their own private outdoor space and all include garage parking, with the number of spaces determined by the unit, itself.
A three-bedroom, two-bath unit in this four-story, elevator building was recently listed on the market with around 1,500 square feet of living space. The home includes white oak flooring and a gas fireplace. This particular unit features two garage parking spaces and the option for a private roof deck.
There was also a two-bedroom, two-bath unit recently listed with around 970 square feet of living space. It features floor-to-ceiling windows in the main living space along with one included garage parking space.
The Southie neighborhood is home to beaches, parks, and area landmarks, such as the Boston Tea Party Ships & Museum, the convention center, and the Institute of Contemporary Art, Boston. The new Vantage Point building is also within a short stroll of the popular Seaport District.
Once primarily a working-class neighborhood, <a href="https://www.coastalneighborhoods.com/south-boston/" title="south boston real estate">South Boston</a> has grown over the years. If you’re looking for a great place to retire, you may want to take your search in an unlikely direction. Despite the advantages of a sunny, warm environment to spend your Golden Years, it seems Barnstable may be the place to enjoy life to the fullest.
According to a recent study outlined on the website SoFi.com, Barnstable is number one in terms of the “Happiest Places to Retire”. The digital personal finance company looked at 200 of the nation’s largest metro areas, then compared data from a number of other sources to come up with the list.
SoFi considered things that make people happy, such as health, financials, and social networks, and then dove a little deeper to includes things like healthcare access, community, and cost of living. When all was said and done, Barnstable ended up number one overall for community well-being.
The website also pointed out the high percentage of residents in Barnstable older than age 65. While retirees are still attracted to places like Florida, the study found some traditionally colder places, such as Barnstable, are also appealing to many retirees.
SoFi points out the natural beauty of <a href="https://www.coastalneighborhoods.com/barnstable/" title="barnstable real estate">Barnstable</a>, plus area beaches. The company also makes mention of the numerous activities, entertainment offerings, and the high level of social interaction that’s possible in Barnstable.
The town didn’t do so well in every category. The website mentions access to healthcare in Barnstable isn’t as good as it is in other spots, plus it’s an expensive place to live with the median household income topping $91,000.
The Town of Barnstable consists of seven villages. <a href="https://www.coastalneighborhoods.com/hyannis/" title="hyannis real estate">Hyannis</a> is the largest and considered the town’s main business district. In all, there are 130 luxury condos in the glass building, and residents have access to the same world-class amenities and lifestyle services as hotel guests. This means 24-hour concierge service, 24-hour valet, and a 24-hour doorman.
The building also includes an indoor heated swimming pool, a full-service spa with treatment rooms, and a fitness center. There’s even 24-hour room service available, maid service, and pet care.
In addition, the building offers function rooms and restaurants for dining close to home. Many of the residences of The InterContinental additionally include designated parking and storage space. Originally built in the mid 2000s, the waterfront building includes condos starting on the 14th floor.
The lower floors of the building include the hotel rooms and restaurants. Because the waterfront building sits right on Boston Harbor, it gives residents a front row seat to sweeping views of the waterfront and the city. Occasionally units in the building will come up for lease or for sale.
Prospective residents sometimes have their choice of a studio, one-bedroom, or three-bedroom layout. There are also sometimes penthouse units available in the building. A recently listed studio offers around 400 square feet of living space, while a three-bedroom corner residence on the market includes upwards of 3,300 square feet of living space.
There’s also the option of a recently listed penthouse in the building with floor-to-ceiling windows, a private rooftop terrace, and well upwards of 4,700 square feet of space. New and prospective residents can also expect to find hardwood floors, as well as sometimes custom cabinetry, top appliances, electric shades, and other desirable upgrades.2024-01-31T15:14:19-07:002024-01-31T15:23:54-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:66903 Reasons Why Falmouth is One of the Hottest Towns in Massachusetts<img src="https://assets.site-static.com/userfiles/2998/image/quisset_beach.jpg" width="799" height="533" /><br /> Photo: <a href="https://www.flickr.com/photos/193316968@N06/" rel="nofollow”">Chris Rycroft</a>
It’s known as one of the hottest towns in Massachusetts, and for good reason. Once considered a sleepy beach town, Falmouth has transformed itself from primarily a summertime destination to a year-round home for retirees and families. There are now more than 30,000 year-round residents in Falmouth, and the population commonly swells to more than 100,000 in the summer months.
Attractions
Unlike other communities on Cape Cod though, it’s the sheer number of year-round residents that helps ensure that many businesses stay open after the end of the summer season. Main Street is packed with interesting restaurants and shops to visit.
For fun, the nation’s oldest aquarium sits in <a href="https://www.coastalneighborhoods.com/woods-hole/" title="woods hole real estate">Woods Hole</a>. For history buffs, there’s Museums on the Green, which is operated by the Falmouth Historical Society.
Beaches & Recreation
For recreation, you can always hop on the Shining Sea Bikeway. The bikeway begins in <a href="https://www.coastalneighborhoods.com/north-falmouth/" title="north falmouth real estate">North Falmouth</a> and is the only one on Cape Cod that takes you along the seashore.
If you feel so inclined, the Falmouth Road Race attracts thousands of runners each August.
There are also 10 public beaches to choose from in <a href="https://www.coastalneighborhoods.com/falmouth/" title="falmouth real estate">Falmouth</a>, and you’ll find yacht clubs and marinas for boating. Martha’s Vineyard is only a few short nautical miles away from Falmouth Harbor. Of course, you could also just stay in Falmouth, and enjoy its nearly 70 miles of coastline.
Housing
All neighborhoods, or rather villages, are not the same in Falmouth. There’s some diversity across the eight distinct villages. People who want to be close to everything commonly choose Falmouth Village for its convenience and walkability. There are some single-family homes on Main Street, but also condos and apartments, too.
While housing prices are typically on the higher end of the scale, Falmouth is a special place to call home. Just imagine the appeal of owning a charming Cape Cod-style home that dates back to the turn-of-the-century!2024-01-26T12:37:34-07:002024-01-26T12:49:01-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6678Paragon Park: Gone But Not Forgotten <img src="https://assets.site-static.com/userfiles/2998/image/paragon_park.jpg" width="800" height="505" />
It may no longer be in operation at Nantasket Beach, but Paragon Park has hardly been forgotten. The turn-of-the-century amusement park was first created in 1905 and was designed in the spirit of a world’s fair.
The 10-acre park included an arcade, wild animal shows, shooting galleries, and performances. A Boston businessman named George Dodge was the force behind Paragon. Dodge leased the <a href="https://www.coastalneighborhoods.com/hull/" title="hull real estate">Hull</a> land to make it possible from the railroad company.
The park was known to attract visitors from nearby hotels and conventioneers. The park’s Palm Garden restaurant, at one time, was even known to rival entertainment and performances of Boston theaters.
To keep the park going, Dodge added more attractions and rides over time, and changed exhibits each year. Sadly, the park had a few setbacks through the years, including several fires. In 1911, the first fire destroyed several buildings.
Those buildings were soon replaced by a new roller coaster and dance hall. Another fire, a few years later, unfortunately damaged the new roller coaster and other structures at the park once again.
That led to new additions, including a new stone entrance, a funhouse, and a dance hall. Plans were also hatched to build the world’s tallest roller coaster at Paragon.
Yet another fire in the 1920s caused additional damage, while the Great Depression and eventually the war also took a toll on operations. Three more fires in the 1960s damaged the park once again, then the Great Blizzard of 1978 caused several feet of flooding.
In the 1980s, a developer emerged with plans to replace the old amusement park with condo towers. While even that plan changed over time, the old carousel was saved in the process. It now operates close to the old railroad station on the boardwalk.
There’s also now a small museum filled with memorabilia from Paragon. A miniature golf course now stands where rides and a water slide once existed. There’s also an arcade, offering up a mere glimpse of the old days on <a href="https://www.coastalneighborhoods.com/nantasket-beach/" title="nantasket beach real estate">Nantasket Beach</a>.2024-01-24T18:31:39-07:002024-01-24T19:41:30-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6663Was the Internet Invented in Truro?<img src="https://assets.site-static.com/userfiles/2998/image/north_truro_air_force_station_600.jpg" width="600" height="400" />
It may not be the first place that comes to mind when you think of high-tech startups, but it turns out Cape Cod has its own ties to technological greatness. So, was the Internet actually invented in Truro as some have suggested? The answer isn’t quite as simple as a yes or a no.
Officially, it was the late 1960s when a computer first sent a message to another computer. It was the late 1980s when a British Scientist received credit for inventing the World Wide Web.
So, how does <a href="https://www.coastalneighborhoods.com/truro/" title="truro real estate">Truro</a> fit into the picture? As one of the easternmost spots in the entire nation, it was thought Cape Cod was the perfect location for US military surveillance in the 1950s.
The idea was to use Truro to monitor for the potential threat of incoming Soviet bombers. During the period of the Cold War, Truro was used for radar systems contracted by the Department of Defense.
During that time, there were buildings and three radars in Truro. Little is left of them today, although hikers have been known to stumble across some of the fenced-in ruins in a wooded area close to Fox Bottom Road.
More than 50 years ago, however, those radars were extremely important. They used digital modems to connect to and send information directly to a computer at MIT. The transmission of information marked one of the first times that digital information was sent between a device and computer, which is why some people draw the conclusion of it being the start of the Internet.
Compared to today, the process was very slow, but it was an extremely important feat for the time. While not everyone necessarily agrees the transmission out of Truro was similar to the Internet, it does mark a time and process of early high-tech, or at least transmission, history.2024-01-20T12:05:52-07:002024-01-20T12:21:33-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6649Live in Architectural Splendor at Heritage on the Garden <img src="https://assets.site-static.com/userfiles/2998/image/heritage_on_the_common.jpg" width="600" height="400" />

Private docks and piers are no longer prohibited in Bourne, but over the past year the Conservation Commission only reports receiving about a dozen new filings. It was summer of 2022 when the Bourne Conservation Commission unanimously voted to lift a 20-year moratorium on new private pier and dock construction in the area.
The recent change in regulations was actually a work in progress for several years. Local leaders had previously discussed the issue, but it wasn’t until 2021 that the idea really got attention.
While the ban is no longer in place, there are several new stipulations before a new pier or dock can be approved. For instance, there are rules regarding how much sunlight has to reach saltmarsh below a new dock, plus people walking on the shoreline have to have enough space to easily walk past or under them.
There are also rules in place regarding water depth at the end of a float or pier, and it varies if there are shellfish in the area, too. In addition, they can’t be within 100 feet of a mooring anchor.
It goes to say that new docks are also quite expensive. Some estimates suggest while it takes time to make sure the docks comply with all the rules, it also could take hundreds of thousands of dollars.
That’s how much it could cost to fund the design, site preparation, plus to pay for consultants, engineering, manufacturing, and construction. There may also be a need for surveying, along with mitigation fees, and agreements made for seasonal removal of the docks.
First enacted in the early 2000s, the ban was in place for two decades, but it wasn’t without controversy. It took two years of commission discussion before the ban was put in place. As for the new regulations, they only affect new projects, not existing ones.2024-01-12T13:35:38-07:002024-01-12T13:39:33-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6620Enjoy Loft Living with Hotel-Style Amenities at Lovejoy Wharf <img src="https://assets.site-static.com/userfiles/2998/image/lovejoy_wharf.jpg" width="600" height="460" />

Cranberry farming has played a part in Cape Cod history for decades upon decades, and generations of families are behind the cranberry industry’s bountiful harvest on the peninsula. Today, there are still cranberry bogs in operation, and visitors are commonly drawn to the region during cranberry harvesting season.
Despite the industry’s successful past, some of those cranberry bogs are now in the process of being returned to wetlands. It’s happening as some farms have ceased operations and local municipalities have purchased the land for preservation reasons.
That’s the case in <a href="https://www.coastalneighborhoods.com/mashpee/" title="mashpee real estate">Mashpee</a>, where town officials recently partnered with an environmental consulting firm to restore two old cranberry bogs at <a href="https://www.coastalneighborhoods.com/santuit-pond/" title="santuit pond real estate">Santuit Pond</a> to wetlands. The Chop Chaque bogs ceased production several years ago. The new restoration project is slated to happen this winter.
Crews plan on removing the old vines and extra sand that have been built up over all the years and decades of cranberry farming. They’ll also be removing a culvert that connects the pond to the bogs, taking out a pump house, and filling some artificial ditches.
Funds for the project come from a grant tied to the Massachusetts Department of Fish and Game. The bogs in Mashpee are being restored for ecological reasons, but they aren’t the only ones on <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate for sale">Cape Cod</a> that are being transformed.
In <a href="https://www.coastalneighborhoods.com/marston-mills/" title="marston mills real estate">Marsons Mills</a>, a larger bog restoration is planned. This particular project aims to improve water quality in the area of the bog, and downstream. Some say returning the old bogs to wetlands will be good not only for water quality in the future, but could also help restore ecosystems and benefit wildlife, such as wood frogs, box turtles, and mole salamanders, some of which are currently threatened.
It could also help waterfowl and help native vegetation grow. There are other sites that could be restored too, including other bogs in Mashpee, although the Chop Chaque bogs are the first such projects to get underway in the town.2024-01-03T12:31:29-07:002024-01-09T09:48:43-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:655150-60 Longwood Ideal for Medical Professionals and Just About Anybody <img src="https://assets.site-static.com/userfiles/2998/image/50_60_longwood_sign.jpg" width="600" height="400" />

It’s fun to explore Cape Cod, especially when you can take the entire family, including your four-legged companions. With that in mind, we found five of the best activities to do with your dog in P-town.
Pilgrim Bark Park
Right off Route 6, Pilgrim Bark Park is a great place to let your dog run around in <a href="https://www.coastalneighborhoods.com/provincetown/" title="provincetown real estate">Provincetown</a>. At one time, it was ranked one of the nation’s best dog parks. There’s a separate section for small dogs, and you’ll find some water fountains at the park, too.
Area beaches
You can also try taking your dog to the beach. Most local beaches, like Herring Cove, do require that dogs are leashed at all times. That goes for the National Seashore, too. Race Point Beach on the Atlantic Ocean is generally dog-friendly during the off-season, which is mid-September through mid-May.
Dog Beach
It probably goes without saying that a great place to head with your pet is Dog Beach. It’s special because it’s the only public beach in all of Cape Cod where dogs can run around off-leash. You’ll find it just off Commercial Street.
Commercial Street
Speaking of, it’s easy enough to head over there when everyone has worked up an appetite. There are dozens of dog-friendly restaurants along this stretch of roadway, including some with outdoor patios. Many shops on Commercial Street allow dogs, too. Some of them even put out water bowls.
Out on the water
For a change of scenery, it’s free for dogs to ride on the Long Point Shuttle. There are other opportunities to tour with your pet, too. Some boat rides and charters are dog-friendly in Provincetown, so you can always check before you arrive. It’s a good way to experience the beauty of Cape Cod, without the expectation of leaving your pet behind.2023-12-27T10:06:39-07:002023-12-27T11:29:40-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6533Tea in the Tempest: Cape Cod’s Connection to the Boston Tea Party <img src="https://assets.site-static.com/userfiles/2998/image/boston_tea_party.jpg" width="600" height="387" />
Boston may have gone down in history as the site of the infamous Boston Tea Party, but it turns out there’s also a <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate for sale">Cape Cod</a> connection. While Boston just celebrated the 250th anniversary of the event, not all of the tea bound for Boston Harbor ended up in the water.
In all, there were seven ships packed with tea from the East India Company that took off from London. One of those was headed to New York, one to Philadelphia, one to Charleston, and the rest to <a href="https://www.coastalneighborhoods.com/boston/" title="boston real estate">Boston</a>.
As it turns out, thanks to a storm, one of the four ships carrying Chinese tea to Boston was thrown off course. That ship ran up onto some rocks off Cape Cod. A second storm resulted in the ship becoming stuck near <a href="https://www.coastalneighborhoods.com/provincetown/" title="provincetown real estate">Provincetown</a>.
The ship wasn’t just carrying tea, but also new city streetlights. It was the tea, however, that created all the controversy once locals found out.
Residents were reportedly split on what to do with the untaxed tea. One day after the event at Boston Harbor, there was a plea for them to destroy the grounded ship’s tea, as well.
On the other hand, there were some who were trying to save the tea. It’s said those with an interest in saving it had the idea to transport the tea to British troops in Boston Harbor for safekeeping,
However, proponents of that plan had a hard time getting any local sea captains to agree to carry the tea to Boston. Finally, a Salem ship came in to transport the majority of the rescued tea, while a smaller amount of tea remained on Cape Cod.
The remaining tea reportedly led to even more controversy, and even some ransacked homes. Some of it ended up eventually being destroyed, and some was likely sold.2023-12-22T15:00:58-07:002023-12-22T15:43:59-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6521Burroughs Wharf Residents Sail into Luxury with Yacht-friendly Building <img src="https://assets.site-static.com/userfiles/2998/image/burroughs_wharf.jpg" width="600" height="400" />

Cape Cod is full of beautiful, historic homes and properties, some of which have since been transformed to serve a new purpose. That’s certainly the case with Highfield Hall in Falmouth.
The restored, Victorian-era mansion originally dates back to the late 1800s. It was constructed by the wife and children of a wealthy dry-goods merchant who passed away before the home could be built.
They commissioned for the construction of Highfield Hall and an adjacent estate. The Beebe family commonly summered in <a href="https://www.coastalneighborhoods.com/falmouth/" title="falmouth real estate">Falmouth</a> and is credited with helping revive the economy and transform Falmouth into a summertime resort area. Family members worked in local government and on local civic projects.
When the home eventually passed on to others, it’s said subsequent owners helped boost the local theater scene, while still others portioned off tracts of land to construct other useful properties, such as a hospital. Eventually, the Cape Cod Conservatory of Music and Art took control of both mansions, and the second estate was torn down.
When Highfield Hall was threatened with the same, local citizens worked to save it. In the early 2000s, the town declared eminent domain. The old home was restored, and eventually opened to the pubic in the mid 2000s.
It’s considered to be one of the very first examples of “Stick-style”, Queen Anne architecture in this part of the country. Unlike some other historic properties, Highfield Hall is not the typical house-turned-museum, featuring period furnishings.
Instead, the elegant home is used as a cultural center of sorts. It commonly hosts art shows and exhibits, gardening and culinary workshops, live music, a speaker series, and even children’s programming. It’s free to stroll through the gardens or set up a picnic lunch and lounge out on the lawns.
There are also some nearby public walking trails. One of the newest additions to the property is a playground area on the estate’s front lawn, which doubles as its own piece of art.2023-12-15T13:38:23-07:002023-12-15T13:48:32-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6484It’s Not the Ritz Anymore but Carlton House Views are Still Spectacular <img src="https://assets.site-static.com/userfiles/2998/image/carlton_house.jpg" width="600" height="400" />
It may no longer be attached to the Old Ritz by name, but Carlton House views remain spectacular. Found at the entrance to Boston Public Garden, the historic Boston building was originally constructed generations ago as a collection of townhomes.
In the early 1980s, the building was converted into around 50 luxury residential units, with floorplans spanning from one- to four-bedrooms. The building and its units have since been updated and renovated again, and the property goes by the name of <a href="https://www.coastalneighborhoods.com/carlton-house/" title="carlton house condos for sale">Carlton House</a>.
While Boston Public Garden is just outside, the building’s address, between Newbury Street and Commonwealth Avenue, means living just a short stroll away from some of Boston’s best boutique shops and restaurants. It’s an opportune location for easily exploring the rest of the Back Bay, as well as Chinatown, the South End, and Beacon Hill, too.
For neighborhoods a bit further away, there’s the convenience of the Arlington T stop, nearby. Thanks to floor-to-ceiling windows, the units of Carlton House oftentimes provide commanding views of the surrounding <a href="https://www.coastalneighborhoods.com/back-bay/" title="back bay real estate">Back Bay neighborhood</a>, including views overlooking the Public Garden, Commonwealth Avenue, and the Charles River.
A spacious three-bedroom, three-bath residence recently listed on the market has around 3,600 square feet of living space, while a handful of other residences recently listed for sale or lease have around 2,500 square feet of space. Inside, you may find such desirable features and finishes as updated kitchens with stainless steel appliances, newer flooring, and plenty of space for living and entertaining.
As for shared amenities in the pet-friendly building, residents of Carlton House have access to the services of the attached, newly named Newbury hotel. This means housekeeping, room service, 24-hour concierge service, courtesy car service, and valet parking. Other options include the availability of a sports club, in-room massages, and airport service.2023-12-12T15:50:32-07:002023-12-12T16:04:28-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6467The Lucas Delivers Graceful Living in the South End<img src="https://assets.site-static.com/userfiles/2998/image/the_lucas_night.jpg" width="600" height="400" />
Once the site of a Holy Trinity German Church, a luxury property in Boston’s South End neighborhood has since been transformed to serve the community in an entirely different way. The late 19th century church building may have been constructed for parishioners, but these days the building serves as home to just 33 private, luxury residences.
The transformation project turned the façade of a late 1800s-era church building into a remade, eight story condo property called <a href="https://www.coastalneighborhoods.com/the-lucas" title="the lucas condos for sale">The Lucas</a> with private residences and parking. Despite the historic nature of the budling, the condos are contemporary and modern in design.
You may find such desirable features and finishes as custom kitchens with high-end inclusions, smart home systems, and gas fireplaces. Other common features include hardwood floors, custom baths, and large windows overlooking city views.
In terms of amenities, the property includes garage parking, a common courtyard, and a lounge. You’ll also find a gym and dedicated concierge services available.
You may occasionally find condos for sale in the building. A four-bedroom, four-bath unit recently went on the market with around 2,600 square feet of living space. This particular condo offers direct elevator access, stone countertops, and what’s been described in the listing as a “one-of-a-kind tower room”.
A three-bedroom, three-bath unit at The Lucas was also recently listed on the market with walls of glass, high ceilings, a gas fireplace, and an open concept kitchen with stone countertops. In addition, this unit offers a large kitchen island with a breakfast bar, and a private walk-out terrace.
Some recently sold units at The Lucas have ranged from a one-bedroom, one-bath with around 800 square feet of living space to a large three-bedroom unit with up to four-baths. The Lucas stands along Shawmut Avenue, within an easy stroll of some of the city’s best restaurants and a short distance from a Whole Foods Market.2023-12-09T08:13:15-07:002023-12-09T08:40:55-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6451The Real Story Behind Truro’s Corn Hill <img src="https://assets.site-static.com/userfiles/2998/image/corn_hill_landing_truro_600.jpg" width="600" height="400" />
While settled by Europeans in the 17th century, the real story behind Truro’s Corn Hill dates back well before that. At one time the Nauset tribe inhabited the land.
Eventually, they were joined by the Pilgrims. While it’s thought the Pilgrims first came to <a href="https://www.coastalneighborhoods.com/provincetown-harbor/" title="provincetown harbor real estate">Provincetown Harbor</a>, they then sailed south, and came ashore to explore the part of Truro we now call Corn Hill.
It’s said the hill got its name from the Pilgrims, who found a hidden stash of corn that belonged to the tribe and brought it back to the Mayflower to feed other passengers. According to history, the Pilgrims used the corn to help avoid starvation during their first harsh winter.
Thus, the area became known as Corn Hill. A plaque now stands at the base of the hill, which briefly tells the story of that November day in the 1600s.
The Pilgrims later used the fertile soil around Corn Hill for their own crops and homes. While the settlers used the land for agriculture, the hill itself served as a look-out of sorts for potential incoming threats and ships.
Eventually, Corn Hill transformed from an agricultural area to a maritime area known for its trading, whaling, and fishing. During the War of 1812, Corn Hill was frequently targeted by the British, but prevailed. Today, some remnants of the hill’s wartime defensive structures still stand.
Flashforward to the early 1900s and some Bostonians constructed a seaside resort on <a href="https://www.coastalneighborhoods.com/corn-hill-truro/" title="corn hill homes for sale">Corn Hill</a> called the Corn Hill Cottages. Those cottages looked out over Cape Cod Bay.
There’s also Corn Hill Beach, which just so happens to sit on Corn Hill Road. This Bay beach attracts visitors and locals alike for its views and its tidal flats. It a good place to simply go for a walk or do some beachcombing.2023-12-06T15:11:18-07:002023-12-06T15:19:31-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:64315 Things to Know About the Cape’s National Seashore <img src="https://assets.site-static.com/userfiles/2998/image/marconi_beach_at_dusk.jpg" width="600" height="400" />
There are plenty of things to appreciate about Cape Cod, but one of the most treasured is the National Seashore. While this part of the country has a rich history, it also has natural beauty.
Presidential support
It was President John F Kennedy who signed legislation establishing the Cape Cod National Seashore. While tourism has been a big draw for generations in the region, supporters say there was a real need for keeping coastal land available for public recreation. Of course, the Kennedy family has its own ties to <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="search cape cod real estate">Cape Cod</a>, including a museum dedicated to JFK in Hyannis.
Protected, but open
Run by the National Park Service, the CCNS is protected, but also open to the public. While you have the ability to visit the seashore, you won’t see any new development. With a permit, you can sometimes use off-road vehicles or camp at the National Seashore.
The shore & more
As the name implies, the National Seashore offers around 40-miles of ocean shoreline, but that’s not all. You’ll also find marshes, tidal flats, woods, ponds, and sand dunes across the 43,000+ acres that make up the National Seashore. You can utilize the hiking and biking trails, do some bird watching, or look for seals out in the water.
Across 6 towns
The National Seashore actually stretches across six <a href="https://www.coastalneighborhoods.com/outer-cape-real-estate/" title="outer cape real estate">Outer Cape towns</a>. Around half of the Town of Wellfleet is in the CCNS and so is nearly three-quarters of the Town of Truro. The seashore stretches from Provincetown to Chatham, and also includes parts of Eastham and Orleans.
When to visit
That means there’s plenty to see and explore, no matter the time of year. Luckily, apart from major federal holidays, the beaches, trails, and parking areas of the CCNS are open nearly every day of the year from morning ‘til midnight. You can pay a visit to the Salt Pond Visitor Center or the Province Lands Visitor Center.2023-12-01T15:52:02-07:002023-12-01T16:03:24-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6404Milton Boasts Agrarian Roots and Celebrity Inhabitants <img src="https://assets.site-static.com/userfiles/2998/image/milton_ma_post_office.jpg" width="800" height="600" /><br /> Photo: <a href="https://www.flickr.com/photos/auvet/" rel="nofollow”">Jimmy Emerson, DVM</a>
While it may boast Agrarian roots, upscale Milton is home to several celebrity inhabitants today. Once part of Dorchester, Puritan families settled the area in the mid 1600s, but it wasn’t long before it became its own separate city.
At that time, large estates and farms dotted the region. Milton grew to include several mills, especially along the Neponset River. In the early 1900s, streetcars emerged, and soon the town was divided into tracts for residential properties.
Only about 10 miles south of Boston, several big names have had ties to the area in the past, including President George HW Bush, who was born in Milton. Comedian Jenny Slate, of Saturday Night Live, grew up in Milton too, and poet T.S. Eliot, once attended the Milton Academy prep school in Milton.
Former Massachusetts Governor Deval Patrick also attended Milton Academy and has owned a home in Milton. Celebrities or not, Milton is a special place to live, with many historic homes to choose from.
Some 19th Century homes till stand in Milton. Some of the old Victorian-era homes are quite large and sit near the center of town. There are also some tall Colonials and some Mid-Century ranch homes that were constructed around the 1950s.
The suburb is made up of five primary neighborhoods. Upper Mills is mostly for large family homes, while Town Center is where you’ll find museums and galleries. East Town area is another section part of Milton, while Central Village is filled with local shops. The fifth main neighborhood is Blue Hills.
While it’s possible to find homes priced under $ 1million, there are other homes in Milton that sell in the multi-million-dollar range. For those who don’t have that high of a budget, or are looking for a lower maintenance lifestyle, there are some condos and townhomes in Milton, too.2023-11-27T12:22:50-07:002023-11-28T12:12:37-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6400Country Living Selects Cape Cod as a Magical Christmas Town <img src="https://assets.site-static.com/userfiles/2998/image/christmas_in_chatham.jpg" width="600" height="400" />
The holiday season is traditionally full of “magic”, and that’s certainly the case when it comes to Cape Cod. The region was just named as one of “The 30 Most Magical Christmas Towns in the US”.
The ranking comes from Country Living, which scoured the nation to find what it considers some of the best Christmas towns. The website makes mention of Cape Cod’s picturesque lighthouses, especially the ones adorned with lights, wreaths, and other traditional holiday décor this time of year.
Country Living goes on to describe the dozens of parades and craft fairs that occur on <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate for sale">Cape Cod</a>. During the holiday season, you can book a POLAR EXPRESS, round-trip train ride to the North Pole too, which departs from Buzzards Bay.

Main Street in <a href="https://www.coastalneighborhoods.com/chatham/" title="chatham real esate">Chatham</a>, meanwhile, offers what it calls a Christmas Stroll in early December.
For a truly unique experience, you can head out to see the famed Lobster Pot tree in <a href="https://www.coastalneighborhoods.com/provincetown/" title="provincetown real estate">Provincetown</a>, which is actually made out of real lobster traps and decorated with lights. The Pilgrim Monument is already aglow, as the lights came on earlier this month to mark the day when the Pilgrims first arrived at Provincetown Harbor.
While Cape Cod is full of holiday spirit, it’s a fantastic place to be any time of year. From biking along the Rail Trail to exploring some of the region’s best beaches, there is plenty to do and see on Cape Cod. The region is also known for its beautiful homes, as well as its quaint shops and restaurants.

Visitors often flock to Cape Cod for the sand and water, and that includes some of the Cape’s best ponds, too. One of them is in Chatham and has been known to attract seasonal visitors, and locals alike, for generations.
Oyster Pond in Chatham is a saltwater pond known for its warm, shallow, and relatively calm water. It’s possible to walk to the pond, or you may be able to snag one of the pond’s free parking spots, too.
Families seem to find Oyster Pond especially appealing, and many describe it as a great place to bring younger kids. The beach at Oyster Pond is fairly open with room to spread out on the sand or go for a swim in the water.
Lifeguards are on duty at the pond during the summer season, plus there are also restroom facilities available. Don’t be fooled by the name, though. While the pond is a fun place to visit for the day, you probably won’t find any oysters while you’re there.
Despite its name, there haven’t been oysters in the pond since the late 1800s when the pond’s entrance to Stage Harbor was filled in to construct the railroad. The name, however, remains.
There may no longer be oysters, but birds are commonly attracted to Oyster Pond, making it a prime location for birding. It’s estimated that more than 200 species of birds frequent the area, commonly for breeding and as part of migration.
There are also some lovely homes that overlook <a href="https://www.coastalneighborhoods.com/oyster-pond-chatham/" title="oyster pond chatham real estate for sale">Oyster Pond</a>, and some of them have been there for quite some time. Back in the day, the area was known to attract fashionable summer homes.
One such home is the Louis Brandeis House, which is considered a National Historic Landmark and still stands close to Oyster Pond River. You’ll find Oyster Pond off Stage Harbor Road in Chatham.2023-11-06T17:20:25-07:002023-11-06T17:29:19-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6311American Airlines Opens New Operations at Cape Cod Gateway Airport<img src="https://assets.site-static.com/userfiles/2998/image/cape_cod_gateway_airport.jpg" width="600" height="400" />
It’s about to get even easier to travel to and from Cape Cod. American Airlines recently announced its opening new operations at Cape Cod Gateway Airport in Hyannis next summer.
Starting in June 2024, American Airlines will offer daily flight service during the summer months between Hyannis and LaGuardia Airport in New York. The airline also plans to add service between Hyannis and Reagan National Airport in DC.
As for now, American plans to conduct two daily flights in and out of Hyannis, connecting up Reagan and LaGuardia fliers with the Cape. According to a release from American, the airline also plans to expand its services next summer on Nantucket and Martha’s Vineyard with direct daily, seasonal service to and from LaGuardia.
The seasonal service to <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="cape cod real estate">Cape Cod</a> will operate from June through September, but tickets are already on sale. The Cape Cod routes are among the seven new routes that American plans to add next summer to New England and Nova Scotia.
This past summer airport officials in <a href="https://www.coastalneighborhoods.com/hyannis/" title="hyannis real estate">Hyannis</a> released an update on plans for a possible runway extension at Cape Cod Gateway Airport. The $20 million project aims to extend one of the two runways at the airport, as well as potentially make some other facility improvements.
Previously, some local residents had questioned the need for such an expansion, but that was before the announcement from American. Currently, JetBlue and Cape Air already both operate out of Hyannis.
JetBlue has previously proposed adding to its own fleet of jets on the Cape. Supporters of a runway extension also say it could be used for the benefit of heavier corporate planes.
Gateway Airport sits in Hyannis, making it easily accessible for those trying to reach the Upper, Mid, or Lower Cape. It’s also possible to find a larger penthouse unit in the building with well upwards of 2,500 square feet, or sometimes upwards of 3,000 square feet of living space. The floorplans vary greatly, from loft-style units to sometimes duplex units.
The penthouse units offer the added luxury of direct elevator access, while you will also likely find floor-to-ceiling windows and private terraces for admiring the views. Inside some of the private residences you’ll find such high-end features and finishes as stone and quartz kitchen counters and bamboo hardwood flooring.
You will also likely find Bosch, Miele, and Sub-Zero appliances, and sometimes marble baths in some of the upper units of 45 Province. As for some of its amenities, 45 Province offers a four-seasons, outdoor swimming pool, a roof garden, a gym, plus spa rooms that are part of Exhale Spa.

Many people come to Cape Cod for its history and charm, but the natural beauty of the region, no doubt, is also part of its appeal. In particular, Cape Cod is one of the best places in the world for whale watching.
Once a popular area for whale hunting, the history of <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="search cape cod real estate">Cape Cod</a> is, no doubt, strongly connected to the whaling industry. It’s thought that the Wampanoags first showed settlers how to use the blubber from beached whales.
By the mid 18th Century, though, the practice of whaling grew into a major industry. The whale was also used to make things like fishing poles and buggy whips, while its oil was used to power things like streetlights.
When whaling eventually decreased, the Cape turned to tourism to fill the void. Today the practice of whaling is banned, and some people flock to Cape Cod to catch a glimpse of these majestic mammals.
The number of whales swimming off Cape Cod traditionally increases substantially during the span of April to October when whales are known to migrate to the region for food. It’s not just one type of whale either, as you could typically come across orcas, humpbacks, finbacks, pilot whales or right whales, and the list doesn’t end there.
It’s the wide variety of whales in the region that truly makes Cape Cod special. One of the best places to see them is in Stellwagen Bank, which is in between the Massachusetts Bay and Cape Cod Bay.
For decades, tourists have come to Cape Cod to go on whale-watching tours. Some of those tours take off from places like <a href="https://www.coastalneighborhoods.com/plymouth/" title="search plymouth real estate">Plymouth</a> and <a href="https://www.coastalneighborhoods.com/provincetown/" title="search provincetown real estate">Provincetown</a>.
It’s not just whales that are prevalent, either. You are likely to see seals, dolphins, turtles, and other marine life, too. If you don’t’ want to go out on the water yourself, you may be able to spot whales from locations such as Race Point or Herring Cove.2023-10-27T13:47:29-07:002023-10-27T14:05:24-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6245Forecaster 121 Combines Loft-style Features with High-end Finishes <img src="https://assets.site-static.com/userfiles/2998/image/forecaster_121.jpg" width="600" height="400" />

Once affectionately referred to as the “Summer Harvard”, Cotuit is synonymous these days with the Cape Cod summering tradition. As early as the late 1800s and early 1900s, wealthy residents of Boston were known to flock to Cape Cod for the summer months.
It didn’t take long for them to invite some of their friends and family members to come along too, and <a href="https://www.coastalneighborhoods.com/cotuit/" title="cotuit real estate for sale">Cotuit</a> grew into a popular spot for artists, writers, and more. This quaint and charming seaside community is one of the seven villages of Barnstable and was once the home of countless ship captains and ship builders.
It’s been a popular summering spot on the Cape for generations, and these days Cotuit is mostly favored for its harbor views, its lack of commercialization, and its serenity. To put it in perspective, only a few thousand people live year-round in Cotuit, and the summer months only add another 1,000 or so people.
While there aren’t many tourist attractions to speak of in Cotuit, you will find some lovely homes and well-maintained 19th Century architecture in this seaside village. Situated on Cotuit Bay, the peaceful community of Cotuit is known today for its boating, its nearby beaches and for being home to one of the nation’s oldest junior yacht clubs.
It’s also home to Cotuit Oyster Company and its world-famous Cotuit oysters, which are shipped out all over the US. Cotuit is additionally home to the Cotuit Center for the Arts, which features live theater, film screenings, art exhibits, and more.
You can virtually walk just about anywhere you want to go in Cotuit, or you can hop in your boat and enjoy the views from the water. It’s not only easy to get out on the water here, but that’s what oftentimes draws people to Cotuit even today. A boat launch is found at Ropes Beach, which is also where the yacht club is located.2023-10-18T11:21:57-07:002023-10-18T11:56:33-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6194Somerville Ranked Most Family-Friendly City in America <img src="https://assets.site-static.com/userfiles/2998/image/la_cucina.jpg" width="799" height="533" /><br /> Photo: <a href="https://www.flickr.com/photos/193316968@N06/" rel="nofollow”">Chris Rycroft</a>
If you’re searching for a new place to call home for your family, you may want to take some time to explore some of the most family-friendly cities in the entire nation. According to online real estate company Opendoor.com, the top honor goes to a community in Massachusetts.
Somerville was recently ranked number one on the list for 2023. Not only that, but it was the only place in New England to make the list this year.
The website points out this year’s list of “Family-Friendly Cities” reflects a greater emphasis on community and simple living. According to Opendoor.com, families still want to be able to access the amenities of a major city, but they also want to live close enough to recreation, parks, and entertainment that’s kid friendly.
The number of parks in Somerville certainly helped put it at the top of the ranking, because Somerville has 60 parks. According to Opendoor.com, that means everyone who lives there is within a 10-minute walk of at least one of those parks. That’s well more than what many other cities and towns have to offer.
Along with parks, OpenDoor.com also looked at nearby things such as gardens and museums, playgrounds and picnic sites, swimming pools, schools, and community centers. Only about two miles north of <a href="https://www.coastalneighborhoods.com/boston/" title="boston real estate">Boston</a>, Somerville has walkable neighborhoods and new mixed-use development.
At the same time, its close enough for residents to enjoy all that the larger city of Boston has to offer in terms of other nearby museums, restaurants, family-friendly entertainment options, and more. <a href="https://www.coastalneighborhoods.com/somerville" title="somerville real estate">Somerville</a> is home to Tufts University and also home to popular <a href="https://www.coastalneighborhoods.com/assembley-square/" title="assembley square real estate">Assembly Row</a>, which is where you’ll find dozens of shops and restaurants, plus family-friendly sites too, including a LEGO Discovery Center, a movie-theater, and a two-level event space with bowling, shuffleboard, and a full arcade. 2023-10-13T12:48:46-07:002023-10-13T13:21:06-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6179Where on the Cape to See the Iconic Cranberry Bogs<img src="https://assets.site-static.com/userfiles/2998/image/cranberry_bog_800.jpg" width="799" height="629" /><br /> Photo: <a href="https://www.flickr.com/photos/masstravel/" rel="nofollow”">Massachusetts Office of Travel & Tourism</a>
Peak harvest season is going on right now on Cape Cod, but if you’re still trying to figure out where exactly to see the iconic cranberry bogs, you’re in luck. From now until mid to late October, the harvest season is in full swing.
Old Colony Bog- South Yarmouth
It’s easy to watch the harvest at Old Colony Bog in <a href="https://www.coastalneighborhoods.com/south-yarmouth/" title="south yarmouth real estate">South Yarmouth</a> from Knob Hill Road, but you can also reach the bog from the Cape Cod Rail Trail. In the past, the bog has typically done its harvest in mid to late October.
Thacher Cranberries- Harwich
The Rail Trail in <a href="https://www.coastalneighborhoods.com/harwich/" title="harwich real estate">Harwich</a> takes you right by Thacher Cranberries. You can also get there by car, but keep in mind there’s not much parking along Great Western Road.
Fresh From the Vine- West Yarmouth
Fresh From the Vine cranberry farm in <a href="https://www.coastalneighborhoods.com/west-yarmouth/" title="west yarmouth real estate">West Yarmouth</a> sits along Route 28. You can check their Facebook to see when to come out for the best viewing, which should start soon. The owners sell dry harvested berries from a farm stand by the bog, which is typically open until they sell out each season.
Halls Cape Cod Cranberries- North Harwich
It also won’t be long before they harvest at Halls Cape Cod Cranberries in <a href="https://www.coastalneighborhoods.com/north-harwich/" title="north harwich real estate">North Harwich</a>. This is an eight-acre bog. You can always check their Facebook for updates on this year’s harvest too, which should be happening soon.
Bog tours
If you want, you can sign up for one of the cranberry bog tours, which operate in various locations, such as Harwich. Some of the tours last about an hour-and-a-half and require a ticket. In season, you may be able to pick up some fresh cranberries yourself, either before or after the tour.
Cranberry Arts & Music Festival- Harwich
There’s still time to make it out to the Harwich Cranberry Arts & Music Festival, too. That’s because this year’s fair has been rescheduled for mid to late October.2023-10-11T07:15:02-07:002023-10-11T07:23:52-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6117How the Nauset Indian Tribe Influenced Much of the Naming of the Lower Cape <img src="https://assets.site-static.com/userfiles/2998/image/nauset_indians.jpg" width="600" height="389" />
Cape Cod is home to some uniquely named towns, villages, and landmarks, and many can be tied back to the Nauset Tribe. In fact, the tribe influenced much of the naming of the <a href="https://www.coastalneighborhoods.com/lower-cape-real-estate/" title="lower cape real estate">Lower Cape</a>, and even beyond.
The Nauset Tribe lived on Cape Cod well before English settlers arrived on the Mayflower. Some reports suggest they were living there thousands of years before the first settlers.
While they eventually merged with the Wampanoag Tribe, at one time they were separate tribes. It’s though the Nauset Tribe was the first to contact the newly arrived settlers, and it wasn’t friendly at first.
Later, the tribe and the new colony formed an alliance, learning from each other, and in some cases, collaborating. Tribal members worked with the settlers to dig Madaket Ditch, which improved fishing.
Reports suggest the Town of <a href="https://www.coastalneighborhoods.com/hyannis/" title="hyannis real estate">Hyannis</a> was named for a Nauset chief, as was the Wianno Historic District in Barnstable. <a href="https://www.coastalneighborhoods.com/wianno/" title="wianno real estate">Wianno</a> is thought to have come from Yanno, a high political leader.
It’s thought that places such as Sagamore, Mashpee, and Nantucket also originated from words taught to the settlers by the Nauset Tribe. <a href="https://www.coastalneighborhoods.com/sagamore/" title="sagamore real estate">Sagamore</a> reportedly references the person who was second to the high leader, while it’s thought that <a href="https://www.coastalneighborhoods.com/mashpee/" title="mashpee real estate">Mashpee</a> came from the words massa and pe, which meant “great” and “water”, possibly due to some northern ponds in this part of the region.
Nantucket, on the other hand, is thought to have been a rough interpretation of a term used for “faraway land”. You’ll also see the Nauset name itself across Cape Cod, such as Nauset Beach in Orleans, Nauset Beach Light on the Cape Cod National Seashore near Eastham, and even the Nauset Public School District.
The <a href="https://www.coastalneighborhoods.com/cotuit/" title="cotuit real estate for sale">Cotuit Village</a> in Barnstable is believed to have originated from a Native American term referencing “place of the council”.2023-09-26T11:22:21-07:002023-09-26T11:38:52-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6103Best Dog-friendly Activities on Cape Cod <img src="https://assets.site-static.com/userfiles/2998/image/dog_friendly_cape_cod.jpg" width="600" height="400" />
Many people consider pets part of the family, and you’ll likely find plenty of places to entertain your four-legged family members on Cape Cod.
Hiking trails
If you want to get in some outdoor recreation, you can always head with your pup to one of the local hiking trails. In <a href="https://www.coastalneighborhoods.com/falmouth/" title="falmouth real estate">Falmouth</a>, Long Pond Trail loops for nearly four miles. The Cape Cod Rail Trail is a good choice for leashed pets, as it stretches from <a href="https://www.coastalneighborhoods.com/dennis/" title="dennis real estate">Dennis</a> to <a href="https://www.coastalneighborhoods.com/wellfleet/" title="wellfleet real estate">Wellfleet</a>.
The water & shoreline
Some local boat and cruise companies allow pets, too. Hy-Line Cruises lets pets on its island-bound ferries for free, as long as they’re caged or leashed. Most of the National Seashore is also welcoming to dogs, but they must be on a leash, and you must avoid nesting areas and lifeguard-protection sections of the shoreline.
Designated dog parks
One of the best parks to take your dog is Pilgrim Bark Park in Provincetown. The park’s name actually has a place in history. It’s said along with Pilgrims, the Mayflower brought over an English Springer Spaniel and an English Mastiff to explore the new land. Tapping into the creativity of P-Town, the park features several works of art from local artists, including some sculptures.
There’s also the recently opened Brewster Dog Park, with also has designated small and large dog areas. This off-leash park has a walking path, some benches, waste stations, and water fountains. It’s open every day of the week.
Dog-friendly dining
<a href="https://www.coastalneighborhoods.com/provincetown/" title="provincetown real estate">Provincetown</a> is home to several dog-friendly dining options, especially along Commercial Street. It certainly helps that many of the local restaurants have outdoor patio seating.
Another option is The Black Cat Tavern in <a href="https://www.coastalneighborhoods.com/hyannis/" title="hyannis real estate">Hyannis</a>, which has a dog-friendly patio. The waterfront restaurant sits on Hyannis Harbor, where you can watch the passing boats. There’s also Captain Scott’s in <a href="https://www.coastalneighborhoods.com/sandwich/" title="sandwich real estate">Sandwich</a>, which as some outdoor tables that are pet friendly.2023-09-22T14:47:13-07:002023-09-22T15:06:17-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6088Did Marsha and Jan Live on Brady’s Island in Sandwich? <img src="https://assets.site-static.com/userfiles/2998/image/bradys_island_sign.jpg" width="600" height="400" />
While they may share a last name, and both were indeed large families, that’s probably where the similarities end between one of the most famous TV families in history, and an island named for a family in Sandwich. Brady’s Island in Sandwich took on the named Brady when a man named Hugh Brady purchased it in the mid 1800s.
Even though the land is now more of peninsula than a true island, at that time, the 12-acres of land was fully surrounded by creeks and marshland. Hugh Brady had ties to the glass making industry, as he worked for around 25 years at the Boston & Sandwich Glass Company.
Because of where he built his home on the land, he was able to walk to work at the glass factory. Much like TV’s Brady family, there were a lot of kids with the last name of Brady living in the home in <a href="https://www.coastalneighborhoods.com/sandwich/" title="sandwich real estate">Sandwich</a>.
Depending on which records you believe, Hugh Brady and his wife raised anywhere from 10 to 15 kids. Following’s Hugh’s death, the property was passed down to his family, and eventually sold off. At some point the town took possession of the land, and eventually passed it on again to the Sandwich Conservation Commission, which still owns the land today.
The home is no longer standing, and the area has since mostly been overrun by trees and vegetation. However, the public can now stop for a short visit to Brady’s Island.
In recent years, public officials have made a push to clear out some of the overgrowth, add some parking, and add some signage. Volunteers and town workers have cleared some of the trails, gathered up intrusive vegetation, and helped make it possible to at least make a stop on the land and enjoy some of its natural beauty when visiting the oldest town on <a href="https://www.coastalneighborhoods.com/cape-cod-real-estate/" title="search cape cod real estate">Cape Cod</a>.2023-09-19T09:40:19-07:002023-09-19T09:50:44-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6069The Story Behind Nickerson Park<img src="https://assets.site-static.com/userfiles/2998/image/nickerson_state_park_sign.jpg" width="600" height="400" />
Now nearly 100 years old, Nickerson Park is packed with generations of history. As the very first state park in Massachusetts to offer camping and recreational facilities, Nickerson Park has long been coveted by locals, and visitors alike.
The land that makes up what we now call Nickerson Park was once part of a private hunting preserve for a man with the last name of Nickerson. After he passed away, family members donated more than 1,700 acres of their land to the state in the early 1930s to make it into a public park.
Not long after obtaining land for the new park, some of the first roads, parking areas, picnic areas, and camping sites went in. Tens of thousands of trees were also planted in the park.
Today, the park is extremely popular for its hiking and biking trails, some of which connect up with the Cape Cod Rail Trail. The large park also contains hundreds of campsites, picnic facilities, restrooms, and even an amphitheater.
For some, the big draw of the park is its half-dozen kettle ponds. You can take a boat out on Cliff Pond, which is the largest pond in the park. Flax Pond is a popular spot for families to go swimming, plus Higgins Pond is often visited by those who want to go fishing or bird watching.
In fact, several of the ponds in Nickerson Park are stocked with fish on a bi-annual basis. A volunteer group called Friends of Nickerson State Park helps to fund park improvements and helps to put on weekly family programs at the park.
The group also helps fund supplies that go to the Nature Study Center. Weekly Park Interpreter Events are scheduled throughout the summer months at Nickerson Park, making it a fun time to visit and explore.2023-09-12T08:23:36-07:002024-03-08T11:16:06-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6050Candleberry Inn in Brewster Named to Top 100 Hotels <img src="https://assets.site-static.com/userfiles/2998/image/candleberry_inn_600.jpg" width="600" height="400" />
Seasoned travelers know there are exceptional hotels all over the world, but some of the best of the best exist right here in New England. This summer, Travel+Leisure released the results of its “Readers’ 100 Favorite Hotels in the World for 2023”, and one in <a href="https://www.coastalneighborhoods.com/brewster/" title="brewster real estate">Brewster</a> made the cut.
The Candleberry Inn in Brewster tied for 75th place with another venue in Mexico. The publication made mention of the Candleberry Inn being a “classic Cape Cod B&B” with a main building and a nearby carriage house.
The inn sits on the National Register of Historic Places, as portions of its main building date back to the late 18th century. The inn received a “Reader Score” of more than 97 points.
To come up with the ranking, readers were tasked with sharing their own opinions on top hotels all around the world. In all, the responses of nearly 165,000 readers were tallied this year.
Hotels were rated on everything from location and service to food, value, and rooms/facilities. It’s not the only time the Candleberry Inn has received top honors.
TripAdvisor recently listed it as number one in the category of US Bed & Breakfasts and Inns for its own “Travelers’ Choice Best of the Best Hotels”. The publication made mention of the inn’s two acres of grounds and some of its amenities.
The Candleberry Inn boasts on its own website about some of the special things it does for guests, such as supplying Turkish towels and robes, 600-thread count sheets, and a gourmet breakfast. There are only nine guest rooms on the property, including six rooms in the Main House.
The other three rooms are part of the Carriage House. Recently, the inn renovated and upgraded all of its bathrooms. Often referred to as the gateway to the Outer Cape, there’s much to appreciate about Eastham.
National Seashore
More than one-third of the town actually sits within the Seashore. That means dozens of miles of ponds, beaches, marshes, and historic sites to explore. It’s no wonder that the <a href="https://www.coastalneighborhoods.com/eastham-national-seashore/" title="cape cod national seashore real estate">Cape Cod National Seashore</a> draws in millions of people each year and has been named in the past as one of the nation’s most visited parks.
The Beaches
<a href="https://www.coastalneighborhoods.com/coast-guard-beach-eastham/" title="coast guard beach real estate">Coast Guard Beach</a> and <a href="https://www.coastalneighborhoods.com/nauset-light-beach-eastham/" title="nauset light beach real estate">Nauset Light Beach</a> are extremely popular themselves. In particular, “Dr Beach” recently ranked Coast Guard Beach one of the “Top 10 Beaches” for 2023.
Freshwater Ponds
Those aren’t the only beaches to consider. Eastham also has several <a href="https://www.coastalneighborhoods.com/eastham-pond-neighborhoods/" title="eastham pond homes for sale">freshwater ponds</a>, and Great Pond has two public beaches of its own. You can even take a powerboat out and go waterskiing on Great Pond on certain days.
Hiking
If you’d rather do something more active than lounge on the beach, you can always go hiking at Fort Hill Trail. This one-mile loop only takes about an hour to complete, but you can use it to connect to the Red Maple Swamp Trail. That trail is particularly vivid during the fall. As for Fort Hill Trail, it’s a good place for birding.
Lighthouses
Nauset Light is considered to be Cape Cod’s most photographed lighthouse, and it sits within the National Seashore. It also has a spot on the National Register of Historic Places. The lighthouse was originally built in the late 1800s for Chatham but was dismantled and moved to Eastham in the early 1920s. In the mid 1990s, it was moved back to save it from erosion.
The Three Sisters Lighthouses were original to Eastham, although the first ones didn’t last. They were named “Three Sisters” because they looked like women wearing white dresses and black hats from a distance. Today, they stand together on Cable Road and are open for tours.2023-09-05T11:42:25-07:002023-09-05T11:58:19-07:00Mark Washburntag:coastalneighborhoods.com,2012-09-20:6027Cambridge Gets Top Rankings as Best Place to Live <img src="https://assets.site-static.com/userfiles/2998/image/cambridge_home.jpg" width="799" height="534" /><br /> Photo: <a href="https://www.flickr.com/photos/sunsetnoir/ rel=nofollow”">Han Lei Photo</a>
If you’re looking for a great new place to call home, you may want to take a second look at Cambridge. The city was recently ranked one of the best places to live in the entire country.
The new ranking comes from <a href="https://scholaroo.com/report/best-places-to-live/ rel=nofollow”">Scholaroo.com</a>. Analysts considered 47 metrics spread across eight specific factors to come up with the ranking.
Those factors included everything from quality of life and the economy to affordability, and crime and safety. They also considered categories such as education, infrastructure, opportunity, and healthcare.
When everything was tallied, Cambridge came in at an admirable number 10. While the city did not fare so well in terms of affordability, it did come in at number one in terms of opportunity and education.
Of course, Cambridge is home to MIT, but it also has several public and private schools for younger students to attend. In addition, Cambridge landed in the top 10 for quality of life.
<a href="https://www.coastalneighborhoods.com/cambridge/" title="cambridge real estate">Cambridge</a> was one of just three New England cities to place in the top 10. Amherst, New Hampshire came in fourth place, while Portland, Maine took fifth place.
In terms of just the state of Massachusetts, Needham took the 34th spot, while Melrose took the 39th spot. This isn’t the only time Cambridge has ranked high on the list of “best cities to live”.
Earlier this year, Niche.com released its own list, and this time Cambridge took the very top spot. Niche gave Cambridge high marks for its nightlife and outdoor activities, as well as family living, health and fitness, and commuting.
The city also again did well in terms of its public schools and diversity but received lower marks for its affordability. According to Niche, the median home value in Cambridge is $888,000 and median rent tops $2,300, which is considerably higher than what you might find in other areas of the country. 2023-08-30T08:28:58-07:002023-08-30T09:04:36-07:00Mark Washburn
